Bang Por is the Koh Samui that development has not yet caught up with. Along the island's northwest coast, a long, calm beach famous for its cluster of beachfront seafood shacks runs beneath green hills dotted with larger estate-style villas. Swimming is excellent, sunsets are the daily event, and the relentless energy of Chaweng feels a world away even though it is just a drive over the headland. That under-developed quality is precisely the investment case. Prices sit below the established eastern beaches, and Bang Por is increasingly framed as an appreciation play from a lower base as Samui's growth pushes west, with well-run villa rentals at roughly 5-7% gross. The honest counterweight is that this is early-stage, low-density coast: rental liquidity is thinner than the eastern hubs, and the upside depends on westward development actually arriving, so beachfront and quality estate stock will hold value best. Foreigners cannot own land, so villas use leasehold or company structures; condos are foreign-freehold within the 49% quota.
