Fort George is Belize City's most prestigious and walkable district, a breezy waterfront peninsula at the mouth of Haulover Creek anchored by the Fort George Lighthouse and Baron Bliss Memorial. Colonial-era homes, landmark hotels, embassies and the Marine Terminal give it the city's best-maintained streets and strongest sense of place, drawing professionals, diplomats and tourists. It is the city's premium residential and commercial micro-market: renovated homes, condos and small commercial buildings trade roughly USD 200,000-450,000, above the city average but still a fraction of coastal pricing. Long-term rental demand from professionals and the tourism-adjacent location support 6-8% gross yields. Foreigners take full freehold, pay 8% stamp tax and owe no capital-gains tax on resale.
