The Hotel Zone (Zona Hotelera) is Cancun's iconic 22-kilometer beachfront strip, the heart of Caribbean Mexico's tourism economy and one of Latin America's deepest short-let property markets. The strip is anchored by 30+ major hotels, beachfront condominiums, the Plaza Kukulkan and La Isla shopping malls, and continuous Caribbean beach access. Residential prices in beachfront condos run MXN 70,000-160,000 per square metre (USD 3,500-8,000) with gross yields of 8-12% in well-managed short-lets. The market is dominated by USD-pricing (most premium buildings list in dollars), providing natural FX hedging for international buyers. Lifestyle is beach-tourism focused: Caribbean swimming, water sports, hotel restaurants, and resort amenities. Daily life requires car access; the strip is linear rather than walkable.
