Cluj's connected yield district, Mărăști: easy tech-office commutes, the transit hub and gross yields of ~5.5–6.5%

About Mărăști

Mărăști is Cluj-Napoca's second-largest district: a dense, well-connected 1980s neighbourhood favoured by young professionals for quick commutes, anchored by the Piața Mărăști transit hub, the Mărăști overpass and office clusters like the Maestro Business Center, with Iulius Mall nearby. For investors, Mărăști is a buy-to-let yield play: prices below the centre (~€2,800–3,000/m²) with the city's stronger gross yields of ~5.5–6.5% from deep tech-worker and young-professional demand. Non-EU buyers own apartments freely (land via a Romanian company); EU buyers are unrestricted; Romania uses the leu and has no active golden visa.
