Nueva Córdoba

Nueva Córdoba is the youthful, high-rise heart of Argentina's second city: a dense grid between the vast Parque Sarmiento and the Ciudad Universitaria, packed with apartment towers, student bars along Bulevar Chacabuco, and the cultural Paseo del Buen Pastor. The huge student population, Córdoba is Argentina's university capital, gives it constant energy and the deepest rental demand in the city. For investors, Nueva Córdoba is the prime rental play: year-round student and young-professional demand drives the city's best gross yields (~5.5–7%) and the most liquid market for studio and one-bedroom investor units, all at low US-dollar entry prices well below Buenos Aires.
