About Zelenika

Zelenika is a leafy coastal village east of Herceg Novi, historically the terminus of the Čapljina–Zelenika railway whose first train arrived in 1901; the line was dismantled in 1968, leaving an evocative old-station identity and a walkable trail. The surrounding Boka coast is famous for its lush Mediterranean planting, Herceg Novi is nicknamed the 'botanical garden' of Montenegro. Property here is among the more affordable in the Bay of Kotor, with apartments roughly €2,000–€3,000/m², well below Herceg Novi town and a fraction of nearby Portonovi. It is a calm, year-round-residential village suited to value buyers and long-term investors, with full town amenities a short drive away.
