Tambun

Tambun is where Ipoh trades suburbia for scenery. Cradled by limestone karst and fed by natural hot springs, it hosts the Lost World of Tambun theme park and the luxury Banjaran Hotsprings Retreat, and its residential character ranges from plain, cheap Taman Tambun terraces to the resort-grade villas and onsen suites of Sunway City Ipoh. The everyday density is thinner than Bercham or Ipoh Garden, but the recreation offering, caves, jungle walks, geothermal pools, the famous Tambun pomelo, is unmatched in the Kinta Valley. For investors this is the lifestyle and tourism play. It is the rare Ipoh pocket that genuinely attracts MM2H retirees and second-home buyers, and short-stay demand rides the theme-park and wellness tourism. But the income math is sobering: resort houses yield around 2.3% gross, townhouses near 5%, and resort stock is the slowest-moving segment to resell. The clear-eyed approach is to separate the two sub-markets. Plain Taman Tambun landed is a cheap, modest-yield income hold; resort-branded Sunway City Ipoh stock is an appreciation-and-lifestyle bet, and the only segment where the RM1m foreign floor is even in play. In both cases, patience on liquidity is non-negotiable.
