Sidi Ghanem

Sidi Ghanem is Marrakech's creative engine, a former industrial estate northwest of the medina that has become the city's design district, often likened to a Moroccan SoHo. Behind its plain warehouse facades sit design showrooms, ceramics ateliers, slow-fashion labels and galleries, alongside a distinctive cafe and bistro scene built around converted industrial space, from Le Zinc to the gallery-cafe Jajjah. The district hums by day and empties in the evening. It is a place to work, shop and create rather than a dense residential family neighbourhood, with minimal in-district green space and a quieter, car-oriented feel after the showrooms close. It is safe by day, with the usual precautions warranted on sparse evenings. For investors, Sidi Ghanem is an affordable, characterful niche with attractive yields around 6-7%, but it comes with a clear structural caveat. The zoning is primarily industrial and commercial, so residential and short-let use, financing and licensing can be constrained and permitted use must be confirmed before purchase. A smaller buyer pool, reported oversupply and tourism seasonality round out the risks.
