Sabaneta

Sabaneta is Colombia’s smallest municipality by area, in the southern Aburrá Valley below Envigado, on its own Metro Line A station, a separate municipality fully integrated into metro life. Town life still centres on the tree-shaded Parque Principal and Santa Ana church, giving it an authentically paisa feel. Its population roughly doubled between 2008 and 2022 and its housing stock more than doubled, with amenity towers rising around the old core; it markets a "15-minute city" model and has publicised long streaks without a homicide. For investors the draw is value (around 20-30% below El Poblado), a deep new-build pipeline and low vacancy, plus the Arena Primavera venue (opening late 2026) as a catalyst. It suits families and buy-and-hold investors over the nightlife or trophy-prestige crowd.
