Smíchov

Smíchov sits on the left bank of the Vltava just south of Malá Strana, a former industrial and brewery district (home to Staropramen since 1869 and the Mozart-linked Bertramka villa) that reinvented itself around the Anděl metro and the 60,000 m² Nový Smíchov mall into a buzzing business-and-retail hub. Today it is the stage for the largest development in Prague's modern history: Sekyra Group's Smíchov City, a rebuild of the railway brownfield into a full new district of homes, offices, parks and a modernised transport interchange running through ~2032. For investors, Smíchov is the growth-and-yield frontier. It offers better value per m² than the central-prime districts, a flood of modern new-build stock, excellent metro/tram connectivity and strong projected rent growth, translating into yields at the upper end of Prague's (still sub-4%) range. The large supply pipeline is a double edge: it provides liquid, lettable product but may cap per-unit appreciation relative to supply-starved neighbourhoods. It suits investors comfortable with new-build/off-plan exposure who want a balance of appreciation, modern tenant appeal and relatively healthier income.
