The Peninsula (El Centro)

The Peninsula is the postcard of Punta del Este: a slender high-rise tip where the wild Atlantic of Playa Brava meets the calm Río de la Plata waters of Playa Mansa, with the yacht port and the buzzing Avenida Gorlero between them and the 1860 lighthouse at its heart. In the December-to-March season it fills with Argentine and Brazilian holidaymakers; the rest of the year it is markedly quieter. For investors, the Peninsula is the most liquid and internationally recognisable corner of Punta, sea-view towers, walkable amenity and the easiest resale. But the income is fundamentally seasonal: peak summer demand drives high short-term rents that taper to long off-season vacancy, so blended gross yields of ~3.5–5% understate the lifestyle-and-capital nature of the play. Uruguay's headline advantage is openness, foreigners buy on fully equal terms with no restrictions or permits, transacting in US dollars. Note that the country's residency-by-real-estate threshold was raised sharply on 1 January 2026, effectively closing the former low-cost residency route.
