L'Ocean

L'Ocean is Rabat's coastal colonial quarter, laid out in 1913 on the Atlantic edge just southwest of the medina and the UNESCO-listed Kasbah des Oudayas. Its dense, walkable grid of faded colonial buildings sits within easy reach of the city beach, the Andalusian Gardens and a string of landmark seafood restaurants, and the recently opened Four Seasons at Kasr Al Bahr has begun to lift the oceanfront. The character is cosmopolitan and lived-in, mixing incomes and generations in an older quarter that wears its history openly. It is walkable and safe by day, with the usual medina-edge caution at night, and benefits from Rabat's heavy capital-city policing. For investors, L'Ocean offers solid yields around 6-7% and genuine short-let appeal thanks to its coastal, heritage setting, though that demand is seasonal. The main caveats are older building stock that often needs renovation and moderate liquidity, since the city's premium buyers gravitate to Agdal, Hay Riad and Souissi. Morocco's open freehold regime makes the buying process straightforward for foreigners.
