Vecrīga (Old Town)

Vecrīga is the 800-year-old core of Riga, a compact warren of cobblestone lanes, Gothic and Hanseatic merchant houses and soaring church spires enclosed within the old city limits and the green ring of Bastejkalns park. As part of Riga's UNESCO World Heritage inscription, the quarter is essentially frozen in form, pedestrianised, protected and impossible to expand, which is precisely what gives property here its scarcity value. For investors, Vecrīga is Riga's prime short-term-rental engine: small renovated studios and one-beds command the city's highest gross yields, driven by year-round tourism and the walkable concentration of landmarks. The trade-off is regulatory exposure, STR saturation and incoming EU registration rules, plus a thin permanent-resident base and luxury-segment liquidity shallower than in larger European capitals.
