Testaccio is Rome's most-celebrated working-class-turned-foodie neighbourhood — historically the city's slaughterhouse district where quinto quarto (offal) Roman cuisine developed, today a gentrifying central neighbourhood where traditional trattorias coexist with modern bistros, the MACRO contemporary art museum (housed in the former slaughterhouse), and an increasingly international resident base. The neighbourhood is anchored by the modern Mercato Testaccio (a covered food market that replaced the old open-air market in 2012), Monte Testaccio (the ancient 35-metre amphora-shard mound that gives the neighbourhood its name), and the Piramide Cestia (an Augustan-era pyramid tomb beside the Non-Catholic Cemetery where Keats and Shelley are buried). For property buyers, Testaccio (sharing its Immobiliare.it market report district with adjacent Trastevere) averaged €6,369/m² in November 2025 — materially below Centro Storico's €8,607/m² with stronger yield fundamentals at 4-5% gross. Long-term rental vacancy rates remain low at 5-10%. The neighbourhood has entered what urban-studies analysis calls 'super-gentrification' — cosy bohemian shops being replaced by plastic franchise stores, with traditional working-class residents pricing out. For property buyers this is both opportunity (capital growth trajectory) and consideration (community displacement context).
