About Playa Maderas

Playa Maderas, about 10 to 12 kilometres north of town over a rough dirt road, is San Juan del Sur's signature surf beach, a consistent beach break backed by jungle hills and a cluster of surf camps, lodges and off-grid-friendly homes. It draws a younger, bohemian, surf-driven crowd and investors building surf-tourism rentals and view homes on the hillsides above the sand. Hillside view lots and homes commonly run USD 120,000 to 400,000, with finished surf villas higher; access and utilities, not title, are the main constraints. Surf-season nightly demand is strong though occupancy still averages in the low-30s percent annually, putting gross yields in the 6 to 7.5 percent band with appreciation upside as Tola-Popoyo demand spills south. Foreigners own titled hillside parcels outright; the sand strip falls under Ley 690 public domain, and water/road due diligence is essential.
