Playa de los Muertos sits just south of town, reached by a short jungle path past the cemetery that gives the beach its name. The cove offers calmer, clearer water than the main break, drawing families and snorkelers, while the surrounding hillside hosts some of Sayulita's most exclusive villas with sweeping Pacific views. This is a premium pocket: hillside homes and villas trade at roughly USD 4,500-6,000 per m2, and large estates exceed USD 1.5M. Rental yields run 7-9% gross, slightly below the frenetic Centro but with higher nightly rates on view villas. As coastal Restricted-Zone property, foreign ownership is via fideicomiso. Limited beach access and steep terrain cap supply, reinforcing value retention.
