Sla Kram is Siem Reap's most refined address. The northern commune holds the King's Royal Residence, the Royal Independence Gardens with their famous fruit-bat colony, the colonial-era Raffles Grand Hotel d'Angkor and the tree-lined gateway road to the Angkor temples. Spacious homes on larger parcels and a corridor of five-star hotels give it a peaceful, prestigious feel, and it is the closest of the town's areas to Angkor cycling. For investors, this is the luxury and prestige end of the market. Gross yields of 6-8% are lower for trophy assets, and the caveats are real: foreign ownership is limited to strata units above the ground floor, but almost all stock here is high-value landed property, so foreigners rely on leasehold or company structures. With demand tied to cyclical luxury-hotel and Angkor visitor numbers and thin resale liquidity for trophy homes, it suits prestige and hospitality-linked buyers with long horizons.
