Marshan

Marshan is Tangier's storied hilltop quarter, set just west of the medina on the cliffs above the Strait of Gibraltar. It has long drawn artists, writers and an international set, and that legacy shows in landmarks like the 1921 Cafe Hafa and the kasbah-edge restaurants and lounges that give the area its atmospheric, old-money character. Life here is calm, walkable and scenic, with cliffside promenades, the 70-hectare Perdicaris Park and Rmilat Forest, and Cap Spartel within easy reach. It is among the most secure quarters of the city, blending established bourgeois households with expats and creatives, and gentrification has been steadily lifting values. For investors, Marshan is an appreciation and premium short-let play rather than a yield story. Gross returns of around 4-6% are modest, and the segment is the least liquid in Tangier, with a narrow buyer pool and longer sale periods. Short-let demand is seasonal, but Morocco's open freehold regime keeps the purchase straightforward, with agricultural land the only ownership restriction.
