About King West

King Street West is a downtown west-side corridor spanning the Fashion District and edging the Entertainment District. Once industrial, it is now one of the city’s densest fashionable condo zones, with landmark towers and a perfect Walk Score and Transit Score, a genuinely car-optional lifestyle. Dining and nightlife are the defining features: the King Street West restaurant strip, summer patios and an active after-dark scene, anchored culturally by the TIFF Bell Lightbox and surrounded by design, tech and media firms. For investors it reads as a premium professional-tenant rental play targeting the 25-40 cohort, but 2025-26 is a correction, prices soft, listings up, a buyer’s market, with the federal ban (to Jan 1, 2027) and the 35% surcharge making it a value-entry, long-hold thesis rather than near-term appreciation.
