Tulum Centro

Tulum Centro, the Pueblo, is the working heart of town, about 5 km inland from the beach road: a lively grid of local markets, artisan shops, taquerías and a growing wave of boutique condo developments. It is where Tulum actually lives and works, and where the entry prices are by far the lowest in the destination. For investors, Centro is the value-and-yield play. Listings start around USD 72K and price-per-square-metre (~MXN 35,000) is the most affordable of any Tulum neighbourhood. A roughly USD 200K condo can generate USD 15,000-20,000 in annual net rental income on Tulum's deep short-stay demand, helped by very low property taxes (0.1-0.2% of assessed value). The case is affordability, the strongest gross-yield math in Tulum and exposure to the airport/Tren Maya growth story without beachfront pricing; the trade-offs are distance from the beach and a denser, less polished setting.
