Region 15 (Kukulcán)

Region 15 (along Avenida Kukulcán) is Tulum's high-velocity emerging zone, sitting roughly midway between the downtown Pueblo and the Zona Hotelera. Since Av. Kukulcán opened in 2022 cutting the drive to the beach, it has become the epicentre of Tulum's pre-construction boom, block after block of condo projects rising out of the jungle, with infrastructure still catching up behind the cranes. For investors it is the early-entry growth play. Region 15's median condo price (~MXN 3.85M, about USD 215K) runs roughly 27% below Aldea Zamá, and most inventory is pre-construction delivering in 2025-2027. Earlier pricing and the airport/Tren Maya tailwind create real upside for buyers with a longer horizon, but lower entry does not automatically mean better value: infrastructure timing, road paving, utility reliability and genuine end-user demand all matter, and units on unpaved streets or in oversupplied pockets can sit 6-12 months without a serious offer. The case is disciplined, well-located pre-construction; the risk is buying the wrong block in an oversupplied micro-market. Largely peso-denominated.
