Davtashen offers a different proposition from central Yerevan: wide planned streets, newer apartment stock and noticeably lower prices. Built largely under late-Soviet planning and expanded with modern developments, it has drawn families and value buyers, and benefits from the nearby Dalma Garden Mall and improving services. For investors it is an entry point into the Yerevan market at a lower per-meter cost, with solid rental demand from local tenants. The trade-off is its distance from the center, meaning its growth tends to track the city's overall trajectory and local infrastructure spending rather than commanding a standalone premium.
